Prospect Hill Preserve is a family owned property consisting of 53 US acres in Estate Prospect Hill, Northwest corner of the island of St. Croix in the US. Virgin Islands.
PHP lies on the leeward side of the island approximately two miles north of the town of Frederiksted. 20 of the 53 acres is under contract to be given to the St. Croix Landmarks Society for use as a greenbelt and wildlife preserve ... bringing the adjacent wildlife sanctuary areas to approximately 100 acres.
Zoning is R-1 residential. Beach rights and roads easements granted under deed. Electrical and telephone service available. Access by paved public road to within 1000’ of site. Dirt road access at three points on the property.
TOPOGRAPHY Prospect Hill Preserve was so named for its pristine natural state. Ranging in elevation from 200 to 500 feet above sea level, the property is best described as a fan-shaped, tropical valley.. The defining ridges of the valley dominant and slope downward to the west effectively sealing off any intrusion. The valley is awash in magnificent tropical plants and trees is a prolific bird sanctuary.
Tumbling down through the center of the Butler Bay valley is a third, lower ridge line that melts into the coastal meadow in the form of a beautiful symmetrical knoll. From the vantage points on the center ridge the entire nature preserve, the historic Butler Bay Greathouse and ever-changing ocean views are visible.
Aside from the Butler Bay Greathouse and occasional plantation ruins the valley is absolutely pristine. No pollution obscures the view to Puerto Rico 100 miles to the Northwest. The stars and planets seem almost reachable, undimmed by ambient light. Just offshore lies one of the premier diving sites in the Virgin Islands... 3 sunken ships just off Butler Bay Beach draw divers from around the world.
